I can also count on 1 hand the number of tiny home designs I've seen that don't look like repurposed tough sheds and/or have awkward dimensions.

Not meant for doom and gloom but meant to shed light on our profession.

It needs a lot of work, but my main thing I need help with is this old shed behind the property.

The fact that there's only 2 meters on property is a huge hint that the third unit may not be legal or may be a legal non-conforming use.My guess is the property has a main house and an ADU that was once a shed or a barn in the back.

The only reason they shed tears and beg to stay is because you are probably renting to them well below market and it is in their best interest to stay put as long as they can.Did you sign a lease?

Also might be good to talk with your agent and get an idea of what an extra storage space is valued at in your area (I've seen sheds be valued at several thousand before) so that might defray some of your building costs.

Perhaps I can shed some light on what it takes to get into real estate investing.

Or a SFH that has a detached garage or work shed and convert it (running electrical and sewage might be expensive so do your due diligence).
