I don’t know your living situation or if there are any nice 2-4 unit buildings in the area you’re moving to.

It seems like offering this as a separate package once you secured the booking is a good idea. 

Most of our tenants do not want to schedule a move out inspection. 

First thought was to have it moved.

I know a common practice (at least for syndications), is to create a separate LLC for the property and then raise capital once the deal is already under contract.

It was worth it to just separate out every listing on its own, but if the price keeps going up, we will have to reassess.

We have had voucher tenants in two separate markets and have found them to be our top performers overall.

Once that reserve fund is established, move all future cash flow to an investment account.

What I don't like about it personally - this seems like a very risky move.
