Diversification is the only "free lunch" in finance. 

I would argue there's more important things than a balcony. interior finishes. we build a triplex stacked over and over and no balcony. on our infill single family home we have two rooftop terraces and covered balconies that we are designing now to sell quick. it's more of an amenity to compete and get a quick sale. 

Most of my deals I'm pulling all my cash out to wrap and get infinity return.

He got his degree in Finance, founded his own company and he's not broke.

I read books year after year, including Rich Dad, Poor Dad, all of Tom's books, etc etc, and I discussed investments with friends and family in finance regularly throughout my life (have a PhD, love this stuff), and despite all of this it has still been mediocre results given my goal of retiring before I'm too old to enjoy it. 

I have been in real estate 25 years, my wife in finance for 25 years.

Don't leverage to the max, be conservative.One is rented the other is in Final stages of build.
