I suspect I (my lawyer) would have gotten this rectified in a week or 2.I am glad this seems to be getting resolved but this was via a fortuitous connection made via this post.  

These are minor issues that ought to have been resolved before anyone moved in.

Looks like the money goes to the Escrow Company so no loss but the seller has to sign to release it. and if the seller thinks they were lied to by the wholesaler ( very common) they will not sign.. and the money is stuck too small to litigate over and if not resolved the title company will file an interpleader with the court and send the money there.

I think thinking about some of your hang ups and potential obstacles will help you to resolve it.

Often there is a process to withhold rent and deposit it with the court until the issue is resolved.

Some title/ certificate of occupancy issues can cost $10,000’s-6 figures to resolve.

This issue is usually easily resolved when timed correctly.

If they’re not on board with this, you should find someone else.In your case, it’s not too late to try to resolve this.
