From what I read (last week when someone else asked a similar question), only foreigners who are permanent residences or some of those here on work visas are allowed to buy a home. 

If it's an owner occupied loan, the underwriter will need to verify this is your primary residence.

We are a direct lender and provide funding solutions for private money investors and conventional home loans.

What were your solutions, and how did they work out?

If we can't find a solution, I think she will be OK with me adding her property under my own account, and then me paying her out monthly.
