It's not that you would not have the skills, but most clients want to work with someone who is at least their own age.

I have been investing now for about 3 years in real estate, and I'm finding it harder, and harder to find deals for my clients and myself that work.  

That might include things like adding units, converting commercial space to residential, or finding ways to boost income (like adding parking).The key is recognizing opportunities while walking the property, and that takes experience.

Reminds me of a client I worked with in Austin who faced a similar problem.

If you consistently analyze properties, recognizing a good deal will be much easier when it shows up.

I have clients who are increasing their cash flow by between $19k and $55k and their cost basis is between $145k and $200k.
