There are a lot of strategies to make money in real estate and time and quality of life are assets that are overlooked in the pursuit of short-term cash flow.

You are the leader here, you have control over your life, and you have the ability to inspire your family to engage in financial pursuits.

It seems with that strategy the property won’t cash flow, but I’d have less cash in the deal...Strategy aside, is there any other tax concerns or benefits I should be considering with this pursuit?

Unless you're construction crew is able to fix at cost, and subsidize the construction I would venture into a different REI pursuit.
