You hit on a tough reality.. inheriting tenants who aren’t prepared to pay on time can be one of the biggest curveballs for a landlord.

I’ve heard a lot about BRRRR, fix-and-flip, and rental properties, but I’m curious about what’s working for you all right now.I know from talking to people that some have gotten into bad deals while using their own money, and I’m worried that using bank funding and ending up in a bad deal could make things even worse—not just for the investment but for the relationship with the bank as well.I’m just trying to make sure my clients use this funding in the right way, without getting themselves into a tough spot.

That can be tough when it's a one-off job or you only have one rental.

Assuming the contract is valid, enforceable, and the buyer can prove (s)he was ready, willing and able to close, a summary judgment might be awarded granting the request.While every litigant has a right to appeal an adverse judgment, not every request for the appeals court to hear the matter will be granted. 

What this also does is give me the chance to prove that its a good property, operate it to my written plan and present my 18 month historical financials as proof.

Hey Rachel,I can't help you because of the location but you're going to have an extremely tough time finding insurance for that type of risk. 

I do not think enough coverage is going to the people who are fighting this fight -that job is tough and a big uphill battle to fight these fires.

@Timothy Frazier  This will be tough as the HML will want a 1st position loan, but so will the other lender providing the rest of the funds.
