Or if that’s not allowed sell it to a friend who will then sell it to my personal IRA at a discounted rate so when I turn 65 and sell the properties , I don’t have to pay any tax on all of my properties assuming I don’t sell them until they are in my IRA account…That is a prohibited transaction and not something you can do.

I strongly believe that legislation should be introduced to prohibit property wholesaling and also prevent double closings unless it can be demonstrated that the property's value has been substantially improved.

Just recently 30 states have banned the abusive use of exclusive listing agreements and while I believe options are not included in the definition of a service agreement, if options are used to get around wholesaling prohibitions it's possible the definition could be changed.
