@Darren @Darren LanderwayundefinedYes, it's pretty discouraging listening to the general populace who are basically deal makers and not real estate professionals, heck, seems like most don't even know business common sense, much less real estate.If you owned a used car lot in a rural area where pick up trucks were the hottest sellers, then SUV's and very few in the area drove a compact car, when you go to auction, what do you buy?

& @Pratik P.I happen to work in both markets (Sacramento and Phoenix) so I can speak to both.The one thing they have in common is that they're both super hot seller's markets (especially at the median home price and lower) and both markets have made headlines for it, so the general populace already has an idea that they can list it on the open market and get top dollar for it.This is what caused me to get out of flipping and into selling homes as an agent.

I imagine there would be more engineering go into such a project than a horizontal addition.Going from 2 to 4 stories, for example, could limit marketability without also adding an elevator and other accessibility accommodations for the aging populace.

If I had to guess, I'd assume they are worried about being taken advantage of since the reputation of landlords among the general populace is not always good.

If we don't receive it in time of need, then you can ask what is the overall point if the majority of the populace is shunned at a time when actual governance/leadership needs to step-in and assist where necessary.

Populace in the not-so-violent parts of town are typically heavily armed (with the exception of TTU dorms), so you don't see much beyond night time car theft, looting of unlocked cars, or stealing unsecured property in back and front yards.
