The PM should be an expert on state law, and they should have policies and procedures in place to handle these situations.

I have decided to send a mailer to ALL my existing tenants informing them of this policy as my existing referred tenants have all been exceptional.

But you want your policies to be fairly firm. 

If I had a good tenant and they continue to be a good tenant, I don't care where they legally get their money from.I agree that most S8 do not meet my criteria even without considering the source of the income.However, we have another policy that also works against S8.  

Then get a business umbrella policy.

They are a reputable company.
