The solution has been very simple to all these requests - Plunging the toilet with a proper plunger and hitting the reset switch after using an Allen wrench on the disposal unit nut (to free the clog).So the issue isn't that the problems are hard but they are quickly eating up time and handyman money.

If a unit is empty for a bit and a new tenant is not lined up, I usually buy a dollar store toilet brush and plunger if I find a unit doesn't have one when turned over.

Probably because I only buy upscale properties in upscale neighborhoods so in 23 years of investing I have never had to deal with high maintenance, evictions, cadavers, plungers, police, squatters, nimrods, drug dealers, baby daddies, sob stories etc.
