I fear that eventulaly the state will crack down and if that happens property values will plummet and all the growth this town has seen over the last 10 years will go away overnight.

If a politician were to agree to support 40% property taxes on investment property, you'd bet there would be a mass exodus of multifamily investors from the area and suddenly the city council would see apartment housing supply plummet to record lows.

However, the stock market is obviously plummeting because of COVID-19.  

Best case, I cash flow $200 after about 60 days of working on the property and life continues as normal with the market not changing much.Worst case, I can’t find a renter, housing prices plummet and I’m smacking myself on the head wondering what I’m going to do with an upside down property.Any thoughts?

I’ve not spoken to any fund managers, who are always under pressure to perform for their investors.We were lending (or more appropriately, catch falling knives) over ten years ago as prices were plummeting.

I guess given current conditions,  property values have plummeted, so maybe it's actually zero or negative equity!  

Did they plummet like STR's?
