I got a very good price on the building (about $25k per door), but it was a ton of work as in addition to tenant issues, there was TONS of physical distress (foundation repairs, sewer line and water line repairs, electrical upgrades, new roof, and apartment renovations needed for all units).

I appreciate the input Danielle ...I see some of these virtual mailbox companies have an app and you can see what mail has been received on the app, while others allow mail forwarding ... are you utilizing any of this or just using the physical address for your LLC paperwork to be delivered?

Listing photos were terrible, tenant vetting was lackadaisical, checks were sent to wrong addresses, tennants weren't properly vetted, charges for "mulch" and landscaping were charged but never physically carried out.

You need to stay strong physically and mentally, and I sincerely hope you will figure a way out.If the property is located in a not very safe area, at least try to install some security camera system that works when you are not there.
