I am not a sympathizer at all - I can tell you that I can count 20+ investors who told me the returns we offer are a joke compared to offerings like this one and others.

I was fitting this into an awkward schedule. The Facebook group was welcoming and fun to lurk and read posts, getting a feel for the community.Contracts in the document library were great – but overwhelming (you’ll see this phrase a lot)This was a main value for me – hiring lawyers to write contracts without knowing potential pitfalls or where I could/could not protect myself was a major concern. These contracts are worth the price of admission and only available w/in community. These contracts cover Joint Ventures (JVs) between parties, Creative Deals and non-creative deals, WRAPs, RVs, Automobiles, Leas Options, Wholesale Assignments, Hybrid docs and more.I haven’t actually gone through all of them yet.Tens of Thousands of dollars have been spent refining these contracts and just having access to this library was worth the price.

FDIC Insured Funds / Syndications
14 October 2024 | 1 reply
One thing every investor needs to be aware of: No real estate fund or syndication is FDIC insured. You may come across phrases like "the money is in an FDIC insured account," which only means the funds are held in a bank account, not under someone's mattress.

Instead of what happens today where sellers are told they can close on a "DATE OF THEIR CHOOSING" that phrase right out of Wholesale Trainers handbook.

It tightened up the system and made it harder to file those frivolous claims.I’ve been in real estate here for over 20 years, and while the storms are no joke, it's those past practices that really drove insurers out and drove rates up.
