Hello everyone,I find myself in a challenging financial situation and would greatly appreciate any guidance you can offer.I have a pending income tax payment of approximately $200K for the year 2023, due by September 10. 

We were assigned 5 other properties (2 of the them we have paid the $600) and the other 3 are pending charges but today we started getting red flags.

Purchased a property through a probate sell with title insurance a few days after closing I had a buyer set up to by my property for 165K profit, (Another investor ready to go) they had money in escrow and we were about to close pending clear title ( i had a binder was thinking easy money).

My Neighbor sold the property for 2.2 million and it went on pending within 4 weeks they left the property.

A bad realtor that is waiving inspections on a property like that is largely to blame for NAR lawsuits and other pending litigation. 

.- Pending Sales: Took a slight dip of 3.0 percent to 518, hinting that everyone’s jumping on good deals fast.- Inventory Growth: This one’s big—inventory shot up by 44.6 percent to 1,469 units.

When a property is pending then back active it raises concerns for any future buyers.As a buyers agent, I will always make myself available to view a property either with the buyer or on the buyers behalf.

There is a 1 acre lot (currently pending) that is listed for only 75k.

I always look at closed 0-300 days, pending, active with contract and active to have a clear picture.
