I think investor friendly agents are willing to submit low bids with a straight face, show you "pocket" deals that come through their agency, give you background on areas you don't know and estimates on rents (although one needs to do more research for oneself).

I haven't gotten to tear through this entire site, but thus far it certainly seems to have a wealth of potentially interesting topics and participants (those that follow the rules and aren't banned, which seems to be a disturbingly high percentage of the posts I've seen thus far - is it that hard to not turn a post into an advertisement for oneself?!).

In this instance, there is no 7-day grace and the landlord can still require the tenant to vacate after 15-days even if they pay their arrears.In either case, if the Notice is not rescinded and the tenant has not vacated by the 15th day, the landlord can call the sheriff to escort the tenant from the property.Within Canada, we have one of the more "neutral" eviction processes, there are other provinces where - either due to regulations or backlog - it is a long arduous process to rid oneself of a bad tenant ... the perfect breeding ground for professional tenants.
