Some of the differences with SFR that make them less valuable than otherwise similar comps are location on a busy street, smaller lot, bad condition, structural defects, higher tax area, different school zones, different deed restrictions, access to main roads, rush hour traffic, obsolete or unpopular architectural style, inferior finishes, time since remodeling, age of roof, flooring, and others too numerous to mention.To get the discount to fit your formula, you’d probably need to find a house needing significantly more than $15k of work.

People are still mailing to them" is ABSOLUTELY not the same as "it is a good list".Yes people are mailing to them and that is exactly why so many people complain they make no deals regularly.DMM and lists is becoming more and more obsolete, and ANYONE that says different is either a list service provider or has no idea about other lead generation systems out there.Look  seriously...What is your open rate using lists?

There are so many unknowns right now and if the hysteria over the virus drags on for months and this really does permanently change our way of life (I'm skeptical) with more permanent levels of social distancing or rolling lockdowns or who knows what, you might never see the restaurant industry recover, many types of office space might become obsolete, retail may move almost completely online.

Functionally obsolete homes are also great finds as long as we could knock down walls and open it up (right in the architect's wheelhouse)I guess our rule of thumb for a "Great Find" is a home located in an area with enough sales activity (sold and pending sales) that our probability of success is high.
