I just completed a cash out refinance on the property but now the bank tells me that I am not able to put the property into an LLC.

But now that I've given notice that I'm switching this month, the old PM is outright refusing to send the ex-tenants to collections as they are "no longer under contract, our partnership is considered terminated and we are not able to represent you in any way."

The deal came up on short notice after another buyer was not able to close.

Given that it is near the end of the year, it is almost impossible to get the STR permit  and actually rent it before the end of the year, most likely, I am not able to get any tax benefits in 2024. 

You are looking for issues with the foundation and any other exterior anomalies like giant trees that could be in the sewer line or pressing against the foundation of the house, evidence of buried tanks, where the septic and leach field is, etc.There are plenty more things to focus on as well, but these four are often neglected by newer out-of-state investors relying on an agent or friend as their boots.What else did I miss?

Is it one giant water heater and heater or does each unit have their own heater/water heater?

In talking to First Bank they are not able to tell me if the ADU will add value to our home when being appraised so I am looking at other lenders.
