I live in northern Canada (so I understand there are legal differences from our neighbours to the south) and would like to start a real estate investing corporation with a few coworkers.We would be a group of about 5-7 individuals investing in Canada with options to spread into the States if things go well.What I would like advice on is what kind of verbiage to include in our contractual agreement (bylaws, unanimous shareholder agreement, etc.).

Farming operations have scaled correspondingly and what was the family farm of my grandparents is no longer sustainable ... in the areas where my parents grew-up, many "family" farms today are working  6 - 10 sections annually - a task that requires millions of dollars in capital equipment.There are also farmers who are specializing in organic and/or non GMO crops (both of which may require maintaining a wide border strip between their fields and their neighbours crops).There were (and likely still are) two principal ways of renting farm land in that area: a) straight rent per acre/quarter/section or b) a share cropping arrangement with the farmer working the land.

Anything vacant I would get out and ask neighbours etc. and do whatever I could to find the owners.

@Brianne H.I am not a real estate agent but it seems nothing is currently selling... like my neighbours house has been on the market for two months at $1.5M and it is assessed at $2M (to be part of a future land assembly).

If they don't need a permit to move the fence, then just let them move it (I'd also let the neighbour pay to move it since this is a make work project rather than replacing a fence that needs to be replaced) and leave it at that.
