On the other hand, if you market this as a security, then you are ok, but to do so you need the advice of a securites attorney and not a mere mortal real estate investor.The second problem you are about to run into is that while your numbers work on paper and your math is correct, you need to have a property to back up your theory-math. 

Maybe The Donald doesn't second guess himself, but the rest of us mere mortals do!  

I don't know Texas very well, but I've read that the Dallas, Houston, and Austin rental markets are on fire right now, and still have reasonable purchase prices that mere mortals can afford (compared to where I live).

Account Closed  god forbid on BP your suggesting anyone pay for training  LOL.the most successful wholesalers I know have done exactly what you mentioned they paid multi thousands upon thousands for hands on specific training.the issue right now that is muddying up the water is all these folks with no clue no money no experience think its the place start real estate.. can some do it sure but I bet the mortality rate is better than 95%.
