I’m now looking to expand my portfolio into Tennessee, Massachusetts, Maryland and Minnesota markets.I’m eager to connect with realtors and lenders who have experience with multi-family properties (leaning to commercial) and understand the dynamics of value-add opportunities in other markets.

God knows what they think those hand-scrawled letters saying how they're innocuous ma-and-pa investors and day-glo signs on the public right-of-way are supposed to convince people of.However, the lack of disclosure and taking advantage of some owners really kinda goes against the grain on the Realtor Code of Ethics doesn't it?

My plan is to purchase a house hack in Worcester, MA, within the next year.

These assets encompass 33 houses and a $5.5M stake in 2000 units of multifamily across AL, AR, CA, FL, IL, IN, MA, MO, MS, OH, OK, PA, TN, and TX, and also cash, stocks, and renewable energy.

These are small enough that they are still operated by ma-and-pa operators but they are typically easier to find funding, operators, and contractors for.

Usually with Section 8 you need to give them 60 days to approve a rent increase (this is at least how it is in Massachusetts with my tenants).
