Shawn, if you invest in a syndication, I would suggest you go with a smaller/mid sized outfit that you can have personal contact with the main person/people.

Some were wholesalers that we've been in contact with before they started using Investor Lift, some are outfits that we found through browsing the available properties on the platform.I've thought about joining as well as we'll wholesale deals that don't meet our investment criteria from time to time... as an agent though I lean towards buying personally, assigning directly to a client, or listing more frequently than wholesaling, so I'm just not doing enough wholesaling volume to justify the $479/mo price tag.

Since I’d end up paying retail for the rehab myself because that’s not where my skillset is, my logic is my time is better spent elsewhere and the economies of scale I gain by using a large TK outfit essentially equate the the delta between any “deal” I may get on my own and the amount I’d end up spending as a small “mom-and-pop” investor to a contractor/crew.

And keep in mind I am just the bridge lender so folks can BRRR and when they refi I am paid out I dont own any of these long term.The OOS investor acquires a home normally from a fix and flipper be it a turnkey out fit or off of MLS and the agent they are working for like a Holton Wise there in Cleveland for instance.So before they buy it the homes were in disrepair and vast majority are bought from locals who have failed to maintain the property but live there as owner occs.. those folks simply dont get hounded for violations like OOS or non owner occ props.What I have seen is when neighborhoods start to go down hill when they start to turn from predominately owner occ to rentals or the school scores go way down..
