You can rent a blow in attic machine from L-- or HD and insulate attic easily yourself for cheap.

The 1065 and k-1s are cake as long as less than $1M so you don't need a sch L or M be completed.I do taxes for 2 LLCs, an s-corp, a sale or 2 most years and 30+ rentals. 

The appraiser didn't ask for my P&L or Cap rate, and there weren't any debt covenants in the loan agreement or anything like there are in commercial loans, but the rent comps went up and so did the value.

Specifically, whenever I ask for a P&L OR a cash flow statement or any other report showing net cash flow, it always shows me the "above the line" NOI but EXCLUDES: Tenant ImprovementsLeasing CommissionsOwner DistributionI want a financial report that includes the income, ALL the expenses including the two above, and the final distribution made to the Owner (aka me).
