One of my concerns is that lenders won't lend to potential buyers because it is a modular home.

I am starting to realize there has been a significant amount of consolidation in the space by private equity and other institutional investors. 3) From research it also seems like getting financing can be difficult without prior experience in the space.

I then did some wholesaling, land flipping, did some more buying and am now just doing lending to build up active income.

Thats a fair point @Erik Estrada about not wasting a lender's time & effort - but how do I identify a good lending partnership if they don't disclose their numbers & estimates to me?

So my response is assuming you are referring to residential lending specifically. 

This practice, when done without disclosure, is not just unethical—it is considered illegal in many lending regulations.What frustrated me most was the lack of transparency.
