Views, location to attractions and layout of property can make or break you in a good location or not so great location.

Curious as to what the layout you chose and how the building experience and whether it was worth it!

I made the layout more user friendly, added a whole wall of closets in the main bedroom, totally gutted kitchen and bath.

But yeah the studio apartment is an absurd layout, I was blown away when I saw it in person.  

These can sometimes offer better cash flow, especially if you’re in a family-friendly area with unique features like extra square footage, an ADU, or flexible layouts.

(coffee maker all dishes includeded etc).It is a dorm style lay out all the bathrooms are onsuite so there is no half or hallway bathroom

What's the plan for the unit layouts (beds, baths)?

Look for properties with features like separate utilities and layouts that appeal to tenants.

For the 4 plex you are spending an extra 80k in renovations (I question your 110k renovation number to get to 4 units - this could be low but I don't know the square footage or layout).

It's a former adult care home, so the layout is shared bathrooms, and this would allow me to not have to change the plumbing layout while offering a competitive price-point and unique experience to travelers.
