Overall, I felt that the Borough is relatively fair on Landlords.

Mortgage laws, title and Deed laws, wire transfer laws, landlord tenant laws.Realize the seller of a distressed property has rights.

An eviction is a last resort, but also want to make sure I’m fully aware of the landlord/tenant laws  Yes, I believe all laws in all state say that. 

What you need to look for is a market that is growing in population and jobs and gas beneficial landlord laws. 

Use it to gain some experience as a landlord and in two years leverage the equity to purchase a duplex.

This will help guide your decision opposed to investing somewhere for a novel reason.for example for me it was cash flow, price to rent ratio, land lord tenant laws and availability of multi-families(Just to name a few). 

Additionally, the price point is still cheap enough to find the 1% rule and positive cash flow and it's super landlord friendly (so you will never have to go through a 12 month eviction or anything close to that!).
