How can I effectively gather evidence to support my eviction case, such as documenting the disturbances, obtaining witness statements from other tenants, and documenting the tenant's interactions with my son?

In everyday use, it could just mean “exposed to the elements” like an unsheltered bus stop.

Saying things like "breach of contact", always an unpleasant interaction with him for about the past 6 months, him fishing/hoping about if there are money troubles.

Imo, this is the critical element.

It doesn't mean they can't win in the interaction, but it certainly means that it can't be one-sided.
