I need help financing this deal.

Even when an LLC is owned by another company, DealMachine can find you the owner going as many as 5 levels of ownership deep.I am the owner of DealMachine... lmk if there's anything I can do to help 

My vision is to keep it a while (it’s paid off) and use the cashflow to help with my kids college.

It helps being willing to talk to sellers/get on the phone and talk to folks in the real estate space in general but the most important thing in my opinion is being an honest and true person.

You got some solid advice above check with your lender and get in contact with an attorney like @Bob Floss II who can help setup the OA.Assuming there is no pushback from your lender, you should be able to do a quit claim deed to retitle.
