We have a hard-core sellers market right now and I've been seeing properties fly off the MLS that are performing at around a 4 cap and have negative cashflow.

So, essentially maintenance free for a while.Price $291,900.0025% down: $72,975.99P&I: $938 (180 day lock at 3.124%- had to hardcore shop around for this)total expenses including HOA: $1,422.50Projected Gross monthly income $1795-$1895 (still being built- not a ton of true comps-realtors think might be more with big pharma and Amazon moving in, along with all the development/proximity to RDU/Downtown)NOI (cash on cash): 6.13% - 7.8 %5 year ROI:  14% - 17.7%*Already has gained equity and isn't finished being built. 

I'm usually the hard-core guy that says 'evict'....but yeah, you're right, this is different.

Well, I did have a 5 unit building an investor of mine bought, and the city was hardcore that it needed to go back to being a 5 unit..

Here is my opinion.Wholesaling is getting a house under contract at discounted price and then assigning that contract to a cash buyer.YOU DO NOT NEED A MENTOR to put  your name on a piece of paper and then selling that piece of paper.And especially lately, I have been going hardcore on these damn YouTube influencers and gurus behinds calling them out.Do you know what they teach you?

I am obviously a hard core do it my self kind of gal, and maybe you want to involve others, but you dont have to (if you have the finances)

It's just not enough profit to be worth the risk... unless you're hardcore.
