Yes some folks could argue they are the best realtor in the planet, but if one company thru efficiency process could save seller $35k, they would flock to the alternative.  

Personally owner financing to me is the most overrated investment strategy on the planet right now (and I am a mortgage note investor).

I guess the grass can appear greener on the other side, but this area does not seem to be up and coming, good schools, in demand etc.

@James Carlson well there's always NYC, Hawaii, and some of the largest vacation rental communities on the planet. 

I'm sure the "my opinion equals 'reality' for everyone on the planet" attitude was also common among your grandparents' generation when you were young, a long time ago, and you probably rolled your eyes just as hard at their smug self-importance as we are now.

I learned from some of the best closers on  the planet and this is a skill..
