Hi guys, I posted that hosts should focus on one platform to boost ranking instead of spreading out multiple platforms and I think I owe more explanation since all the seasoned hosts do not agree with me.

I've found that there are a lot of out of state investors who like Tucson and this provides a quick explanation for the area.

Geographic diversity without needing to go too far away from DFW, would be my answer.

This part of the situation needs a clear explanation as well. 

I am geographically close to this property, so I am pondering not using property management to get another 175/month out of it.   

Reason for asking is that I am trying to understand what a reasonable target rent per unit is for specific geographical areas. 

I don't want to cast stones unnecessarily though and am not alleging wrongdoing but I would very much like more of an explanation.

This is a really well done explanation, especially with the specific examples. 

Without having to analyze the numbers I was able to respond with a reasonable explanation of why an investor would not be able to pay as much as owner occupant for his house.I guess people who eschew the 1% rule would go back and spend an hour putting together a detailed analysis to answer that question.
