An appraisal is not for you, it's for the lender, so they're incentivized to be conservative, not generous.  

Most residences are single-family homes under 1500 sqft, with generous lot sizes ranging from 7,000 sqft to 0.5 acres for some properties.Interestingly, despite ample space, vacant lots in this area remain undeveloped with no additional units added.

If you open up the schedule and another guest books, then I agree with @Chris Seveney that a credit (assuming the new booking is at a discounted nightly rate) would be more than generous and also lets her know that you are a reasonable host if she does decide to book again in the future.It just feels odd that she would be contacting you the day of check-in to cancel due to the weather, when she could have communicated this days ago.

Perhaps most importantly, HomeRoom carries generous liability insurance, and requires all renters to carry renter liability insurance.

Even more so if the owner will offer a generous interest rate.

The fact that you want to use a portable dishwasher isn't really the landlord's problem, and I think their agreement to cover half the expense of updating the wiring in order to meet your needs is generous.
