Works well for now, but I'm getting a little sick of playing jenga with the fridge between the four of us, so my next one will be a duplex. 

Inside was strewn with some trash, food in the fridge.

Once for a frozen up fridge (guest left the door ajar and ice built up) that cost $75 including trip.A guest broke a toilet seat and that was also $75.

No side-by-side fridges and take-out ice makers for C class in my opinion.

If you tell them you're a landlord and you own the property but aren't living in it, they should be able to quote you for liability, the house, and a much smaller amount of personal property (appliances like your fridge or stove)

Maybe a new fridge because the fridge they have doesn't look pretty.

Depending on the extent you may need to replace some appliances - Stove, fridge, etc.

Of course things come up (our fridge died) but now that I have a goal, I will be much more intentional with my savings.

Ever provided a fridge/washer/dryer?

Of this 20k is furniture/smart tech upgrades eg: $540 for 15 smoke detectors, $1650 for 15 blinds not bad but $1100 for a used fridge?
