2nd get your property manager to handle the communication between your tenant and yourself. 3Rd your property manager has a lawyer at their fingertips that should send tenant a nice letter. 4th yes your insurance should flip the tab for the damage and rehab.stay out of communication with tenant. good luck

totally agree, I sell more deals for Columbus to out of state than the locals because they don't have liquify. even literally real estate agents with all the data at their finger tips there isn't enough motivation to convince them

When I hear how much people are spending on education with gurus or even 'local' coaches, it breaks my heart--that money could've been a downpayment on a house.If one is committing to spending tens of thousands of dollars whether upfront or splitting a minimum amount of deals, it's one of the worst mistakes that you can make in my opinion...In a world where information is at our fingertips and there is a blueprint that exists for everything, you'd be better off investing in courses on overcoming fear of change, lack of motivation, etc.

@Cody Evans@Sean OToole  Cody this is off topic so OP don't yell at me.. but any one working distressed real estate on the west coast the very first thing they need is Property radar app .. hands down the best tool out there.. we snagged an off market deal last year that has over 300k in equity.Of course we pay cash that helps.. but this tool is super cool the info at your finger tips and it so cheap as to be a no brainer..
