@Kaaren Hall after seeing your post i called them right away, their fees are extremely high for an HSA that for the most part most people don't have a lot of money in.I max my HSA every year, but if you have a self only plan you can only put about 4k /yr  and if you have some medical bills it's less.they are also very restrictive on taking money out, and no CC to pay the doctor. prior to speaking with them I was extremely excited to see this opportunity you suggested,  but after my conversation I'm no longer...I will look for other options now that I see there may be some, so thanks so much for bringing it up.

I also have a list of all the other local meetups that I'd be happy to share...The super power I've found over the last 5 years or so investing is FOCUS!  

However, you have to be extremely careful financing 100% of the transaction as you still need reserves, closing costs, etc. and make sure it cash flows.You didn't mention if this would be a rental or owner occupied. 

This is the list to not invest in without extreme careful attention to detail.Don't go where the masses are going.

I was previously with Foundation Property Management, and they consistently mis-managed (horrible tenant selection, extreme rehab costs,...).

Not worth it to me.In my area if the pool has a powered safety cover that can hold body weight, then a barrier fence is not required.
