Taking in the content sounds like a great starting point, and teaming up with someone experienced in these deals is a fantastic idea.

Real estate agents tend to want to make a sale and they are not as experienced with the rental market as they are the sales market.

Would love to connect with you and gain some advice from a more experienced investor like yourself. 

In 2021 this split likely could get an experienced investor, but in 2024 I would pass.note 75% of nothing is nothing.  

The key is to work with a reputable QI who is experienced in handling 1031 exchanges.
