I would buy a house all day every day based on good returns and the proper STR "community" before I cared about the "brand" per say.

However, the people who use rules of thumb don't have sophisticated software that can analyze deeply thousands of potential deals every day!

If you don't get a booking (views go up and down everyday) lower your nightly price a bit more. 

What counts most in RE are relationships, and this is as easy as going to RE meetups and adding every day just 1 new contact in your CRM, and following up every other month.  

Introduce yourself to people who are actually doing what you want to do every day as opposed to creating videos and selling educational materials. 

I would need to know more specs on the house but with material shortages It's difficult to say how much to budget. 80K-120K for full gut perhaps but unsure with lumber beings so expensive and shortages.I would plan 9 months of vacancy between the pain you will endure pulling permits & having your contractors show up everyday to complete the work & then final inspections to get a CO.

If I rented an apartment and smelled weed in my bathroom everyday I would move out asap.

This is hard work and by no means passive and I don't like it everyday.
