You're right by Dulles so perhaps a few airline folk would be interested in a crash pad type of situation.

As a native Floridian, the most attractive thing to me about this corridor is it somewhat dulls the effects of a hurricane compared to places on the Atlantic/Gulf coasts. 

This will remove the stains but dull the finish.
