Knowing and understanding the local market and submarket will also drive the assumptions (or the inputs) for the projected returns and valuation (or the outputs). 

Not sure where you are, but might be worth the drive.

Once you narrow it down, start with small jobs to test their reliability and quality before giving them bigger projects.Building a solid network takes time, but having dependable people on call is a lifesaver for your rentals.

I can see where you're coming from, as we're testing new formats and guest combos on both shows, and the distinction can be a little blurry.

Ideally you find something within a 30 minute drive.

Geographically speaking anything you could drive to and from in a day would be a great start.

I'm curious to hear your thoughts on how long this trend might last and what might be driving it in your area.

What I would suggest is also consider investing in an area that you could drive to as well. 

Now is not the time to “test the market” with an ambitious price to “see what happens.”
