Hey Zahra,Have a lot of clients working down there and you are correct, it has become a great place for investors.Biggest differentiator that I have seen has been on appraisals after the repair.

The terms for a 2nd position loan on a rental is 6%, 25 year term,  and 2 points origination fee.  

If she's renting the lot, shouldn't the owner of the lot be responsible for seer line repairs?

They just bought it last year, so not much equity, still $760K on the mortgage. 

As far as the business card is concerned, to me personally I think having both things on one business card is acceptable .

In all I end up saving maybe 20-40% on the job depending on how much I pay myself in labor.

I used a hard money loan to purchase this off market deal.I rehabbed the upper two units within two and a half weeks and have a renter already lined up for one unit.

Assessments are dependent on what they were for.

I would anticipate it would depend on the level of detail you desired but it has been my experience that the will do free estimates.
