@Ricky Rigsbee - I use the Michael Blank SDA and think it's extensive enough for modeling a purchase with or without syndication. 

The homes that you used to determine your ARV are a good reference point. 

Determine at what percentage of completion you'll pay for work done. i.e.

Does the LLC legally own the property that was purchased? 

Hey @John FriendasI have purchased 4 of my Co-Living (rent by room) properties with DSCR, 1 of them within the last few months.Not that I necessarily recommend this, but there are short-term-rental DSCR products.

The last time I represented a mobile home park purchaser, county health department allowed four MHs per septic tank.
