What I mean by that is that paying for leads that get sent to you just because you are paying for them is not smart scale right now, it costs too much for lukewarm.I was on Zillow Flex with my team of 50 for years and crushed it, but we had to kiss a lot of frogs at 35 percent referral fee.

@Austin Wolfffair point, but there are also tons of threads on BP from folks in HCOL areas who bought a property in Baltimore or Cleveland or Memphis and got absolutely crushed by deferred maintenance.of course it's possible to invest successfully from California but it just seems like a lot of new investors are very much not set up to do it property.

I would add:Over-leverage: seeing people get owner finance and someone to toss them a total of 100% financing plus the costs of renovation sometimes crushes them even if they come in on budget and have the right ARV as they miscalculate the time it takes to sell as well as forget about all the other costs involved in a real estate transaction.

There’s a huge difference between winging it and setting up a system that consistently brings in genuinely motivated sellers.Get a website, focus on the 3 pillars of conversion (look it up), and crush it.
