If you are looking at FHA because of credit score, then I would work on credit scores to qualify for conventional financing or see if you can get a very strong coborrower with high scores.

Given your credit score and ability to fund 25% of the purchase I don't foresee any obstacles you will face. 

A business line of credit through your LLC protects personal assets, builds business credit, and may allow interest deductions, but it might be harder to secure for a new LLC.

Credit score- the higher the best. 760-780+ generally gets best pricing for investment property loans with most lenders.

We would also be working with them to prepare them for refinance from Day 1.
