As others have said, if it makes sense, buy it, have enough reserves and don't worry about what hasn't happened yet.If it makes you feel better, if the dollar goes to crap, the saving account you have won't be worth anything anyways.

I think one of the main issue with exiting whole subdivisions of BTR is that the homes were built about as cheap as you can build a home.. and a neighborhood full of rentals, 100% rentals is going to look like crap from a curb appeal standpoint.. and who wants to buy an owner occ surrounded by tenants like the first people coming in would.

If there is no problem then the HELOC will provide more flexibility since the cash out re-fi may yield more proceeds after improvements when applying the 70 or 80% LTV limit whereas you might get improvement proceeds from an investment loan but you won't want to because there will be a lot of red tape, inspections, draws, lien waiver compliance and a lot of other crap they load onto improvement loans on investment property.

@Hieu Bui Your numbers are a bit off... roof itself will be close to $10k.. you have soffit rot and that might be rotted inside into the trusses... yikes..I saw ceilings that were leaking as well...Personally, I’d get a waste contractor bin.. remove all the crap, take a log screwdriver and then start poking around... you can see what’s not visible...Once complete, do a materials cost list.

What we do require is a signed pet agreement that has minimal rules(pick up the crap, flea & tick prevention, etc) and we require that they send a copy of current vaccination records and a picture of the dog(s).
