contemporary?

Would like advice on markets to focus on - my key hypothesis is to focus on markets with decent employment rates, growing population and presence of contemporary industries such as tech, healthcare, finance, etc and not relying on manufacturing/agriculture.

This route has allowed us to modernize the home with features local buyers expect like outdoor soffit lighting and contemporary can lights throughout the living areas. 

Do you have a proximity that you need to be from work, place of worship, school, or any other fixed location?  

Do you mind elaborating a bit more about how someone might use contemporary artwork as collateral for an investment property purchase?
