Hello Mike, It is nearly impossible to answer this question without taking a deep dive on the numbers of each but often times in expensive markets like Seattle the cost of construction is so high that it doesn't make sense to tear it down unless you can build something way bigger/nicer.

Construction:  Deliveries are at record highs. 

We're working with a new construction builder who has an in-house lender (Austin, Texas area).

The current costs of construction are so high that you can just find more bang for your buck buying as opposed to building.

My husband did 90% of the work himself, only using contractors for large electrical, plumbing, and construction projects.

I'm doing flips and new construction at the moment.
