I am confident I can get that cash to return at at least 8% and probably higher.

The seller is willing to walk away with $1,000 net, and I'm pretty confident I can sell the lot for ~$30,000 -- So it's a pretty solid deal so far.

The listing agent does NOT represent you as the buyer (they might be able to represent as a dual agent), and as a result does not need to keep anything confidential or provide you anything other than the facts of the property. 

It sounds like a breach of confidentiality from one of the agents  

If it's transactional, then you don't have any duty other than to honestly disclose what you know, and you have some confidentiality duties based on reasons for buying or selling, and motivations, unless those are waved in writing.Absent a breach of duty on your part (probably not, I would guess, otherwise your DB would be all over your behind), I wouldn't worry.

Yet, I am confident I will make money.

I wouldn't do it unless I desperately needed the short-term cash and felt confident I could pick up the slack at the end of the three month period.

I have helped several investors and am confident I can find good deals for myself.
