We sold a wonderful two unit STR in Depoe Bay in 2024, which generally is a no-go zone but has neighborhoods with specific commercial zoning that allows for vacation rental usages as well as a brand new development of luxury homes that allows STR usages similar to Olivia Beach in nearby Lincoln City. 

That usually creates a big supply of rentals on the market that it 's hard to be absorbed and create a race to the bottom in prices, as all the properties are pretty similar and in brand new condition.

Start with a RE attorney, by definition, your contract is voidable, and do not forget the title company has some obligation in this as well.

Even trusting a brand new GC who's licensed/"qualified" is a risk from out of state, let alone out of country.
