If you have a real knack for decor & hospitality (not just your opinion, but your friends & family have always commented on how nice your house looks), maybe airbnb or renting rooms out in a house (not necessarily your own home-- there is a real need for single people to have housing, & communal housing is a thing.

We allow guests to use their own logins for Hulu/Amazon/etc but have a communal Netflix account, so that way they still have one option should they happen to not have any digital tv subscriptions.

If the animal is disturbing neighbours, the tenant might prevent the animal from being outside and limit its exposure to neighbours, if the animal is upsetting a fellow tenant's allergies due to fur contaminating the communal laundry machine, the pet owner can do their laundry elsewhere.
