If you have a real knack for decor & hospitality (not just your opinion, but your friends & family have always commented on how nice your house looks), maybe airbnb or renting rooms out in a house (not necessarily your own home-- there is a real need for single people to have housing, & communal housing is a thing.

Actually it would be inaccurate to say I don't have any experience with CoLiving as I spent almost 12 years of my life living in communal environments. 

My idea is to hack house into 4 private ensuites with kitchenettes(tiny homes style), minimal communal space.

For most lenders this is not an issue because it is becoming more and more common for families to be living communally. 

I read, study, spend time with my family and communal activities.

Married couples have this too... it's called state communal laws or a pre-nup agreement.  

We allow guests to use their own logins for Hulu/Amazon/etc but have a communal Netflix account, so that way they still have one option should they happen to not have any digital tv subscriptions. 

Your comment brings up the significant issue of multiple guests sharing the same kitchen/dining/convenience bath adjacent to communal area. 

If the animal is disturbing neighbours, the tenant might prevent the animal from being outside and limit its exposure to neighbours, if the animal is upsetting a fellow tenant's allergies due to fur contaminating the communal laundry machine, the pet owner can do their laundry elsewhere.

It makes sense for an apartment complex to charge more for rent if there's a communal pool people can use.
